Scenic Valley And New Records
The fact that all of 360 Scenic Valley Apartments were ordered right in the morning announcing the two phases of the sale on October 4th and 25th , 2014, has created a new record in the rate of purchase of apartments after the first project launched by Phu My Hung in 1998.
If witnessing more than 900 people attending the launch of the first offering phase (October 4th , 2014) and over 350 attendees at phase 2 (October 25th , 2014) , one can see the appeal of Scenic Valley project at the time the real estate market was identified as a little warm up; not to mention, the announced time of the two phases was only 20 days apart.
The drawing method to decide who had the right to buy apartments was applied to both phases because the number of customers was more than the products offered. What was worth respecting was that many customers were waiting until the last minute when the ballot with their names was announced. The number of customers from the provinces was rather big, who intended to buy apartments for their children to study in HCMC as well as for them to retire. Among thousands of people attending the launch of the two phases, many foreigners from countries, such as Britain, France, Korea… also came looking for an opportunity to buy a home, and as a result, about 15 customers bought the apartments.
The prices aree affordable, the total prices are reasonable, therefore many families chose to buy 2 apartments or more for the whole family to gather in the same block.
In addition to long-term payment schedule, the price close to true value, Phu My Hung also cooperates with Vietcombank to support preferential interest rates for customers who need a loan to buy a home in Scenic Valley. Accordingly, in the first year, customers will pay a fixed interest rate equivalent to 12 month saving interest rates in VND, currently at 6.2% per year. In the next two years, the interest rate is fixed and equivalent to 12 month saving interest rates at that time plus 2.5% margin. From the 4th year onwards, the interest rate is equal to 12 months deposit rate plus margin of 3.5% per year. Especially, customers receiving salary via Vietcombank (from 10 million VND or more per month) will be reduced by 0.2% for the first 12 months, i.e. only 6% per year. About the rate and duration of the loan, customers can borrow up to 70% with the maximum duration of 20 years. The program will be applied to the credit contract signed by the end of June 30th 2015.
ANZ Bank also provides information about its own interest rate package for buyers of Scenic Valley with stable interest rates at 8.4% fixed for 2 years.
